A unique waterfront property with spectacular views from every level of this 3 storey home. Our spacious, 3500 sq. ft., 15 year old home offers a main floor living room, dining room, kitchen, den and laundry area, plus a ½ bath. 11 foot high floor to ceiling windows in the living room offer terrific views of Ladysmith Harbour and the Gulf Islands, plus the sky above. The living room ceiling reaches a height of 16 feet on one side, with a row of 5 windows at the roof level bringing in light at all times of the year. Two large patio doors open up to a huge 700 sq ft partly covered deck, sealed with outdoor porcelain tiles, again overlooking Ladysmith Harbour and Salt Spring, Thetis & Kuper Islands; also a great place to watch the happenings at Transfer Beach . The main floor is a very open plan allowing for extended family and social gatherings where everyone is included in the activities.
The next floor down contains two bedrooms with great views and each has access to a covered deck with hot tub. One additional bedroom or office and two full bathrooms and utility/storage room complete the second floor. The master ensuite bath has a walk-in two- person shower while the guest bath has a soaker tub, with an adjacent large window to enjoy the water view while you bathe. The master suite also includes a gas fireplace and a large walk in closet with custom made birch storage cabinets.
The ground level is a spacious 1,000 sq ft in-law or guest suite complete with bedroom, bathroom, living room and kitchen, plus its own separate large entrance and patio area overlooking the water. There is a utility/storage area plus a storage/wine cellar, and an interior stairway with a lockable door leading to the upper levels of the house.
Steps from the ground level patio lead to a promenade walkway along the seawall in front of the house. The rocky beach is right there. The water is deep enough in front of our house to moor a boat in the spring, summer, and fall and private mooring buoys are available.
Other features of this home include durable Italian ceramic tile in most of the living areas and bathrooms, with carpets in the bedrooms and the in-law suite. There is a gas fireplace on the main level, also a gas cooktop and dryer. The built-in convection oven is electric, also the washer. A heat pump ensures a steady even temperature summer and winter, although you do have the option of air conditioning in the hotter months. We have found that leaving the deck doors open catches the cooling ocean breezes so the A/C is seldom used. All of the doorways in this home are extra wide, i.e. 36 inches, also the working space between counters and the kitchen island, allowing for many people being in the kitchen at one time, as sometimes occurs. Custom birch cabinets are used throughout the home, in the kitchen, the bathrooms and the downstairs suite. Installed under-floor heating pads warm your feet under the kitchen table in the winter months. The same type of heating pads are on the bathroom floor in the master bedroom ensuite.
The two car garage is used partly as a workshop, so there is a large bench and some shelving, etc. around the interior walls. There currently is space for one vehicle to park in the centre of the garage. An 8 x 8 outdoor tool shed forms part of the exterior stairway.
Our home is located in a small strata complex of 27 homes – 22 of them on the water side of our small roadway and just a 5 minute walk to Transfer Beach, park and amphitheater. Amenities shared by all owners of the strata include a security gate, roadway, landscaping of common areas, indoor pool and clubhouse, a full size tennis court, and a private walkway along the seawall. Our home is situated at the far end of the small complex, providing more privacy |
